Happy July everyone! Welcome to our monthly market update! We're looking at single-family homes sold north of Boston, specifically Middlesex and Essex counties and comparing June of 2022 to June of 2021. Total active properties dropped 11% and the total number of homes sold also dropped about 9%. Days on market dropped slightly by about 5%. However, median sales prices continue to be on the rise and went from $725,000 up to $770,000, an increase of about $45,000 or 6%.
If you're a frustrated home buyer that has put their search on pause, I would strongly encourage you to start looking again! We're starting to see more homes on the market now in the past and it's much easier for buyers to get offers accepted. Also, experts predict that prices will continue to be on the rise so buying sooner is definitely better than buying later!
