We hope you all had a great 4th of July! If you remember last June, we were in a very strong seller's market. This year the market is even stronger. Comparing June of 2021 to June of 2020 we had an increase of 52% for the amount of homes that have sold. Inventory levels, the amount of homes available for sale, that's actually down close to 18%. Days on market the time it's taking homes to sell, that's also down close to 47.5%. Median sales prices are up at $660,000. That's an increase of over $100,000 or 20%.
So how's the market today? Well we are seeing a price reduction for some homes that don't sell the first weekend listed. Does that mean that the market it shifting? Not necessarily, the market still remains strong. We are seeing some buyers decide to take a vacation from their home search after putting in several very strong over asking offers and not getting any offers accepted. Also because of the price acceleration that we've seen over the past 12 months. For example we may have seen a home listed in March of this year listed at $600,000 and due to multiple offers, sell for $700,000. Now their neighbor decides to list their home, a very similar home, for $700,000. Well that original buyer that lost out on a few homes and originally saw that $600,000 house might think in order to compete they would need to put $100,000 over that neighbor's $700,000 house. Which may not be an option and decide to just sit on the sidelines. We are now seeing a reduction in the amount of total offers when we are in this multiple offer situation. Pricing remains tricky in this market, however the market does remain very strong.

Here's a look at the North of Boston real estate market comparing April of 2021 to April of 2020. Specifically for Middlesex and Essex counties for single-family homes, multi-family homes, and condominiums. Keep in mind last April was the beginning of the pandemic so the numbers may be off slightly. In terms of inventory levels, the amount of homes available for sale, are up close to 3.5% compared to last April. That isn't much considering last April we had extremely low levels of inventory. The time it's taking homes to sell, that's down close to 22% compared to last April. And the amount of homes sold that's up close to 30% compared to last April. Median prices are up over 10% compared to last year at this time. The market remains extremely strong for sellers, so my advice to sellers if you are considering selling your home, this is a great time to take advantage of strong buyer demand. However, as a seller, if you're thinking "hey you know the market's so strong do I really need to prep? Do I really need to make sure that my home is ready for sale?" Well we've seen homes out there sell for anywhere from $20,000 over up to over $150,000 over. So this, in our opinion, is certainly a great time! Don't skimp on prepping your home for sale because this is the time when you can really take advantage of strong buyer demand and the more interest that you have in your home the stronger offers will come in and the more money you will net. For buyers out there, unfortunately there doesn't seem like a lot of relief out there. However, a lot of our buyers have had great luck with the strategies that we are using to get home offers accepted. We're taking a look at January of 2021 and comparing it to January of 2020 in the real estate market north of Boston specifically Middlesex and Essex counties for single-family homes, multi-family homes and condominiums. Right now inventory levels are really low they are down by about 36% compared to last January. The time it's taking homes to sell, days on market, is also down by about 30% compared to last January. The amount of homes sold is up by about 10% from last January and median prices are up by about 7.2%. For sellers out there that are selling now they're certainly cashing in, with low inventory and high demand, it remains a seller's market. For buyers wondering where they can escape the competition of other buyers, unfortunately we're seeing multiple offer situations in all price points from north of Boston, Middlesex and Essex counties all the way into southern New Hampshire. Here's a look at how December of 2020 compared to December of 2019 in the suburbs north of Boston, specifically Middlesex and Essex counties. Overall, total number of homes sold is up by about 21%. Total inventory the amount of homes available on the market down by close to 24%. The time it's taking homes, to sell days on market, is down close to 35% and overall median sales prices are up close to 10.5%. Overall December of 2020 was a much stronger market for sellers compared to December of 2019.
