The spring market is here! The problem is there are not that many homes available and buyers are filling up open houses like crazy. My advice to home sellers out there is know your options. Sure, it's a strong seller's market out there, however, the cost of convenience could be costing you tens of thousands of dollars. For example, not [...]
If you’re thinking about buying or selling a home, you’ll want to keep a pulse on what’s happening with mortgage rates. Rates have been climbing in recent months, especially since January of this year. And just a few weeks ago, the 30-year fixed mortgage rate [...]
Many analysts projected home price appreciation would slow dramatically in the fall of 2021 and then continue to soften throughout 2022. So far, that hasn’t happened. The major price indices are all revealing ongoing double-digit price appreciation. Here’s a look at their reports on year-over-year price appreciation for December:
Here’s a look at the north of Boston real estate market specifically Middlesex and Essex counties comparing January of 2022 to January of 2021. Overall inventory is actually lower than it was last January and down close to 36%. The total number of homes sold is also down about 14 %, most likely because of low inventory levels. Days on [...]

Welcome to our monthly market update for the north of Boston Real Estate Market! We're comparing October of 2021 to October of 2020 specifically Middlesex and Essex counties . The market has changed since last spring. However, this fall market still has remained a strong seller's market. Overall total number of homes sold went down about 15.5%. However inventory levels that also went down about 19%. Days on market the time is taking homes to sell, that went down close to 19%. Medium home prices went up close to 11% since last October. While many potential home sellers overlook the winter season we think this could still be a great time to take advantage of high prices and high demand. Welcome to our north of Boston monthly market update for October, 2021. We're taking a look at the market specifically in Middlesex and Essex counties and comparing September of 2021 to September of 2020. Now the market overall has definitely slowed down we're not seeing the intensity of bidding wars like we did last spring however it does remain a seller's market and prices are still up. So let's jump into the numbers. The total amount of units sold, that is down 10% compared to last September. Inventory levels, the amount of homes available for sale, that's also down by about 14.6%. Days on market, the time it's taking homes to sell, that's down about 24.2%. But overall median prices are up about 4.5% compared to last September. My advice to frustrated home buyers out there: if you decided to put your search on pause now's the time to start looking again. There are more opportunities out there now than what you may have seen last year. And in my opinion there's probably more opportunity out there now than what you may see next spring. For home sellers out there, pricing is critical if the market thinks a price is too high even if there's comps to support it a home may not sell until there's a price reduction. However, on the flip side if you price it too low you could be leaving money on the table. Sellers shouldn't automatically expect a fierce bidding war like their neighbor got about six months ago. So if you are considering a move in the suburbs north of Boston give us a call at 617-275-3379.

Some seasonality came back into the market starting in July of this year. We started to see some homes stay on the market longer, as well as some discouraged buyers put their search on hold.

There are many headlines about how housing affordability is declining. The headlines are correct: it’s less affordable to purchase a home today than it was a year ago. However, it’s important to give this trend context. Is it less expensive to buy a house today than it was in 2005? What about 1995? What happens if we go all the way back [...]
